Bend Oregon home sales . . . October 2009

The Bend Oregon real estate market had a very lively (some would even say “upbeat”) month of October.  A total of  179 homes sold . . . that’s the highest monthly total since July of 2006!!  Single family home sales in Bend were up a very robust 14% over September’s figures.  Total dollar volume for the month went from $35 million to over $51 million  in October . . . that’s a 60% increase!

The lowest priced sale was a bank-owned property at $60,000.  As always,  I tried to feature a photo of this home, but the image from MLS was so blurry as to give me vertigo!  What can you expect for under $45 per square foot? Instead, here’s a shot of the second lowest priced . . . (someone took advantage of  the “great opportunity to purchase these homes in Bend as-is and finish them for a great price”) a 3 bedroom, 2.5 bath, 1500 square foot home in Deerfield Park . . . I don’t know where that is either.

The high end seemed to kill it for the month . . . whereas in September the top sale capped at $740,000, in October there were nine sales over $1 M; the most expensive being a circa 1930 riverfront mansion that went at $1.8

This 5500 square foot home was listed in March of 2008 at $3.35 M, and had previously sold in 2005 for $2.2 M.

Also of note, was the sale of a beautiful riverfront grand estate on the Deschutes

(while the listing agents were lounging on the beach in Brazil), as well as four deals at Pronghorn. The sales of these wonderful high end homes were largely responsible for the huge bump in total volume.

Median Price in Bend Oregon

The median price in Bend also saw a hefty 10% increase, going up to $220,000.  A typical home in that range would be a 3 bedroom, 2.5 bath, 1600 square foot home on the southwest side of town (River Rim)

In conclusion, it appears that October was a pretty good month . . . all those folks looking at homes  in Bend Oregon over the summer came back and actually bought them in the fall.  To look for your dream home, just click here.
