“Dies Caniculares” in Bend

As we move into the “dies caniculares” (dog days of summer), Bend weather has been warm . . . perfect for checking out the Cascade Lakes

or paddling on the Deschutes.

Bend Real Estate

The Bend real estate market stayed pretty hot in July too. We saw a continuation of previous months’ trends:

  • Sales volume remained high–171 single family residential sales
  • 189 pending sales . . . just short of the all-time high
  • Inventory remained low (2.9 months) . . . just 491 units–almost identical to last month; off 20% from a year ago
  • Only 36 NOD’s . . . thought by many to be the first stage of the foreclosure process
  • Distressed properties made up less than 25% of sales (14 bank-owned, 22 short sales)
  • Median price of $235,000

Bend Home Sales

The lowest priced home sold in Bend in July was a bank-owned three bedroom, one bath, 1304 square footer, built in 1953.  Not much of a description in MLS, save “wood burning stove in family room.”

But from the high quality listing photos, looks like it has a nice satellite dish too.

I’m perhaps being a little critical . . . still not bad at just $57 per square foot.

High End Bend

At  the other end of the spectrum was a “one of a kind ‘desert lodge’–modern luxuries with natural materials” on the second fairway of the Nicklaus course at [spatialmatch_popup id=8 appearance=link].

The 4 bedroom, 4.5 bath, 3700 square foot home sold for $825,000; $223/square foot. It was listed at $1,395,000 (ouch!)

Who says there aren’t deals to be had at the high end?

Median Price in Bend . . . $235,000

The median priced house in Bend might look a bit like this leaning cottage in the Pahlisch community of The Bridges.

It’s 3/2.5 and 1874 square feet. It was built in 2008.
