Bend Oregon home sales . . . November 2009

Bend Oregon real estate enjoyed another robust month of sales for November, lagging only slightly on the October high. There were 176 sales of single family homes in Bend, for a volume of over $41 million.

The winner for November was this 5865 square foot wood and stone lodge on the 10th. hole of the Nicklaus course at Pronghorn. The grandiose entry featured a wonderful paver driveway and a sexy cascading water feature.

The home had 3 bedrooms and 4.5 baths.  It also offered limestone counters and an African teak bar (makes me thirsty just thinking about it!).

A bit of further commentary on the high end market . . . the home had been on the market for 824 days, and, at one time had been listed at $3.5 million. Whew!

At the low end of the sales spectrum was a “true fixer upper” at $95,000.

The home, located on Bend’s SE side, featured 3 bedrooms and 1 bath.  It also required new carpet and a hot water heater . . . still a home in Bend Oregon at under $90 per square foot!

The median sales price in Bend also saw a slight bump, moving from $220,000 to $223,000.  A typical home in that range would be 3 bedroom,  2.5 bath, and 1917 square feet.  It would look something like this one in Westbrook Meadows.

Other Bend Market Trends . . .

The statistics for November show us a few other things as well.  We have been mired in the depths (if you’re a seller!) of an extreme buyer’s market.  That may be changing.  There were 113 sales under $300,000; currently there are 374 active listings in that price range . . . that represents slightly more than a three month supply of inventory (typically a seller’s market is indicated by less than a six month inventory supply).  The mid-range, $300-$700,000, shows a very similar trend.  At the high end (over $1M), we’re still a bit stuck . . . November saw three sales; there are currently 45 active listings. Ouch!
