Bend Oregon home sales . . . December 2009
We’ve finally come to the end of, what was for many, a difficult year. We also close out a decade of amazing change. In Bend Oregon, our real estate market continued to be active. Home sales figures for the month show a total of 159 completed transactions, down just slightly from the very robust numbers in October and November. Sales volume for the month was a bit more than $41 million.
Range of Sales Prices for December
The grand prize winner for this month was a European Lodge style home in Broken Top, designed by Steven VanSant. The home, with 4 bedrooms and 4 baths, offered almost 5000 square feet of living space. Unfortunately, the photo quality of this home in MLS was so bad as to rival some of the all time worst in regard to the “vertigo” effect . . . a traumatic syndrome causing blurred vision and nausea induced by shitty photography.
The home in Bend Oregon was actually very nice (photography notwithstanding) . . . it sold for $1,400,000 . . . more than $100,000 over its list price. That shakes out to $285 per square foot. It featured such outstanding components–a gourmet kitchen with a sunset red granite island (I’m trying to sound like I know what that is!), knotty alder cabinets. Dacor appliances, and a Thermador freezer and fridge.

At the low end was a “super opportunity” on Bend’s NE side . . . an 1148 square foot home that went for $89,900
or $78 per square foot. It had three bedrooms and two baths and was sited on a large corner lot. I like the shadow effect of the photograper in this shot.
Median Price for December in Bend Oregon
The median price dropped a bit this month, down from $217,000 to $205,000 (a function of increased low end activity). For this amount, a prospective buyer could expect a 3 bedroom, 2.5 bath home of just under 2000 square feet . . . like the one shown below in a bucolic neighborhood on Bend’s westside
featuring a kitchen.
Other Demember Sales
The year/decade ended on a very positive note for us . . . we sold and closed two incredible re-claimed barnwood homes at Brasada Ranch. While not showing in the sales figures tallied above, the two understated custom homes were bank-owned and closed on the final day of the year!
