Home Sales in Bend Oregon . . . July 2009!

The July statistics reveal an interesting road for real estate in Bend Oregon . . . sales figures are up, as is median sales price, however, notices of default (a measure of future foreclosure activity) remain near record levels.

Home sales in Bend Oregon . . . up 10%

The number of houses sold in Bend Oregon in July reached 152 . . . that’s an increase of 10% over June’s figure, and a shocking 41% over the figure from a year ago.  The range of sales continued to run the typical Central Oregon real estate gamut.  The least expensive sale being a 1008 square foot cottage in Deschutes River Woods built originally in 1970.  And, as the listing mentioned, “The current cottage needs work” . . . perhaps just a bit of an understatement.

The home in Bend sold for a bargain $65,000!  It did not feature a gourmet kitchen.

At the other end of the spectrum was a wonderful circa 1935 home in Bend on the Deschutes River at Mirror Pond.  This classic featured wonderful views of Drake Park and sold at $1.550 million, or $448/square foot.

Median Sales Price in Bend . . . $217,000

The median sales price fro a home in Bend Oregon moved up a hair in July to $217,000 . . . that’s 4% higher than June, but a shocking 45% below the peak in May of 2007.  The picture below is what one could expect to find at the median price . . . . it was a short sale–almost 2500 square feet with 3 bedrooms and 2.5 baths; it was built in 2008.

For the month, median price per square foot was $109 for a home in Bend.

Notices of Default

There were 335 NOD’s issued in July.  The total number for 2009 has now surpassed all of 2008.
