Home Sales in Bend Oregon

Despite continuing worries about the economy, the unemployment rate, and the political fate of Sarah Palin, sales of homes in Bend Oregon actually increased slightly over the figure for the previous month.  The data measured reflected sales of single family homes on less than an acre; it did not include townhomes, condos , or manufactured homes. The 132 sales (up from 122 in May, and 115 from a year ago) ran the full gamut in price and style.  The lowest priced sale recorded on Central Oregon MLS was a true fixer-upper located in Deschutes River Woods (with a back door that hadn’t been opened in 29 years!), requiring more than a little TLC; it went for $75,000.

At the other end of the spectrum was “La Macina,” a beautiful 4300 square foot single level Tuscan estate at Pronghorn

that sold for $1,290,000 or right at $300 per square foot.

Median Sale Price in Bend

The median sale price dropped 3% in June to $210,000.  That’s down a sizable 33% from one year ago.  Most pundits would say that this number is affected pretty severely by the number of short sales and foreclosure sales of homes in Bend this summer.  The home below sold at right on the median price:

Median sales price per square foot ran at $112; up slightly from May, but down from $166 a year ago.

Redmond Statistics

The numbers in Redmond reflect similar trends: median price was $150,000 . . . down 33% from a year ago.  Number of sales was up almost 15% from May, and 46% from a year ago.  The most expensive home sold was an dynamic river estate, “Rio Vista,” on 14 acres; it sold for $800,000.
